On Monday afternoon, Vernon City Council will be considering a rezoning application that would allow for the expansion of the Hearthstone Manor seniors facility.
The applicant is seeking an amendment to the Official Community Plan to change the land use of 2702 and 2800 40th Street to the P3 – Private Institutional zone.
The existing building has 16 units. The applicant is proposing to upgrade and expand the facility into the south lot and build a new two storey building with an additional 14 units and amenity space.
“The new building will be attached to the existing building by a wide corridor,” reads the report headed to Vernon council.
“The new building addition has been designed with respect to the existing building and using low elevation and pitched roof.”
Vernon City Council supported the proposal in principle at its Nov. 15, 2022 meeting and city staff are recommending they support the proposed changes and future development on the site.
City staff say the amendments, if approved, would also bring the property into compliance with the OCP and zoning regulations.
The current zoning is RM2 – Multiple Housing Residential and the land designation is residential small lot.
There would be a couple development variances including increasing a section of the patio roof and reducing a south facing setback to allow for roof overhang.
City staff are also recommending that the proposal be brought forward to a public hearing before being given final consideration.
Vernon council will review the proposal during its regular meeting on Monday afternoon.
